Are you licensed?
Yes, as a property management company, at least one person must hold a brokers license. Multiple people on our team hold active real estate licenses as well. We are registered with DBPR, Sunbiz, NAR, and NARPM. -
What is your fee for managing my property?
We have two choices when it comes to our property management services. One is tenant placement and that is 100% of the first months rent. Second is full service management and that is 10% monthly management fee and a 50% tenant placement fee. We’d love to chat with you to see what’s a good fit for you! -
Can you put the money directly into my account?
We ACH monies to our owners monthly so yes, directly it is. -
Can you put the money directly into my account?
Yes, every month on the 8th unless it falls on a weekend or holiday, we send ACH payments to all owners. We also send your monthly owners statement with it so you can see your cash flow for the month. -
Do I get to see the lease or sign it?
Yes we can provide sample leases for you to review. All of our leases are written by Florida attorneys to ensure nothing is missed. We sign the leases on your behalf once we have an approved applicant. Once the lease is executed, it will be emailed and uploaded to your portal for easy access. -
What type of properties do you manage?
We manage single family homes, townhomes, and condos. We don’t manage commercial or home owners associations. -
How is rent collection handled?
Tenants can pay through their online portal 24/7. They can also pay in office or mail. -
How long of a lease do you sign?
We typically encourage our sellers and tenants to sign 1 year leases. Shorter leases can sometimes be precluded by associations, county regulations, or even tax implications. Longer leases can sometimes tie owners into rental amounts that may be below market rents by the end of the longer term lease and our owners typically want to maximize their ROI. In the end we follow our property owner’s lead in that regard. -
How much security deposit do you charge the tenant?
A typical security deposit is the same as one month's rent. However, this is up to each owner on how much they would like us to collect for a security deposit. -
What type of reports do I get and how often?
Every month, owners will get a monthly statement these are available 24/7 in the portal. At tax season, owners will also get their 1099 and cash flow statement for the year with all expenses. Owners will also get inspection reports at move in, move out, and a 6 month inspection. -
Who holds the tenant security deposit?
We hold the tenant's security deposit in a non interest bearing account for the entire length of residency. -
How do I make sure my home is rent ready?
We will come to your property and do a walk through to let you know if there’s any items that need to be corrected before listing the home for rent. Some items that must be in good working order is the a/c, all major appliances, plumbing, and smoke detectors in all rooms. -
Who pays for maintenance issues
The homeowner is responsible for maintenance issues unless the issue was caused by negligence of the tenant. If a tenant puts in a work order, we send a vendor out to determine what’s going on and how did it happen. If they confirm that it was a tenant caused repair, we bill the tenant. -
Do I have to accept pets?
Each owner can decide if they want to allow pets, how many, what size, and what type. The only time an owner cannot make that decision is if an applicant has a service dog or ESA. Florida law does not allow us to charge a pet fee for a service dog or ESA. -
What is the process of screening tenants?
We do extensive background checks and screenings for every applicant over the age of 18. We look at credit score, criminal background, and past landlord issues. We also verify employment and past landlords. -
How do I know my property is being taken care of?
We do three inspections yearly. First is the move in inspection done by our third party inspection company. Our company pays for this inspection. The next is the sixth month inspection. The owner pays for this inspection. Lastly, we do either a move out or a renewal inspection. Either one of these is paid for by the company. All inspection reports are emailed to the owners to review and kept on file at our office. -
What happens if the tenant doesn’t pay?
If a tenant doesn’t pay rent, we post a 3 day notice on the door. If the tenant communicates with us about why they didn’t pay rent, we can usually work out an agreement with them to get them up to date on payments. Owners are notified and make the decision if they want to move forward with the eviction process or not. -
Who pays for the eviction?
Owners are responsible for paying for an eviction. The cost can run anywhere from $400-$1000. We handle the process for you from filing the eviction, any court hearings, writ of possessions, and all necessary paperwork on your behalf! -
Will I be notified of work orders that a tenant puts in?
Yes! If a tenant puts in a work order, we email the owner to notify them and which vendor we are sending out. Once we receive the estimates and details of what’s going on, we email those to the owners to decide how they would like to proceed.
